Matischok & Ross – Architectural Services provide a personal and professional service to all our clients when designing and planning a domestic extension, conversion, new build house or internal alterations. Detailed computer aided design plans are produced for submission to your Local Planning Authority for the appropriate permission and we will liaise with them during this process on your behalf. Upon gaining the appropriate permission from Local Planning Authority Matischok & Ross – Architectural Services can then handle the Building Regulation approvals. This will involve detailed construction drawings, section details and construction specification notes. Again, we will liaise with Building Control to ensure approval is obtained quickly and efficiently for you. If any further reports or information are required, we can recommend and liaise with any third party consultants that may be needed to satisfy the Local Authority, for example, structural details and calculations may need to be produced by a suitably qualified Structural Engineer.

From initial concept and architectural design through to approval for planning permission and building regulations, Matischok & Ross – Architectural Services will manage the whole process on your behalf.
Architectural Services – A typical process for an extension to an existing dwelling.
To get your project started you will need an initial site visit to discuss your proposals – (this initial site visit and advice is free of charge). At the initial visit we will discuss your requirements and the feasibility of your proposal. We will then advise you on your project regarding ideas, design, costs, what approvals are required etc. Our written quotation will follow which will provide a breakdown of costs for our services for producing all drawings and details and submitting these to the Local Authority for Planning and Building Regulations Approval. We will also provide an indication of costs for the relevant application fees payable to the Local Authority for Planning and Building Regulations approval.
Upon your approval, a measurement survey of your existing property will be undertaken, this can take up to a couple of hours depending on the size and complexity of your home. We can then draw up the existing plans (see below).
At this time we will speak to you in depth about your design ideas and what you would like to achieve from your extension/improvements. We will then produce sketch scheme designs and
planning drawings for your approval. Once you are fully happy with the design, Matischok & Ross – Architectural Services will submit the appropriate application to your Local Planning Authority on your behalf. We will liaise with your Local Authority during the planning process and keep you fully informed of your application progress at all times.

We are also able to liaise and recommend any third party consultants that may be needed to undertake any statements or reports requested by your Local Planning Authority as part of your planning permission application. These may include:
- Flood Risk Assessments
- Tree Preservation Statements
- Aboricultural Reports
- Land Contamination Assessments
- Ecological Surveys/Reports
Once Planning has been granted we will take your project through to the Final Design Stage and produce detailed Building Regulation Drawings and submit a Building Regulations application to Building Control.
Building Regulations apply to the erection of a building, the extension of a building, alterations of a building which includes such works as underpinning, internal structural alterations and any works which would adversely affect the means of escape in case of fire and the change of use of a building.
Building Regulations give minimum standards that all building work must comply with. The Approved Documents give guidance on issues such as structural stability, means of escape in case of fire, protection from dampness and contamination, access and facilities for disabled persons and energy conservation.
The Approved Documents which run from Part A to Part P layout the legal requirements and give practical and technical guidance on how to meet them. Matischok & Ross – Architectural Services can produce all the Construction Plans, Section Details and Construction Specification Notes required to obtain Building Regulation approval from Building Control. We will act as your agent and submit the Building Regulation documents and plans to Building Control and liaise with them to gain approval.
